Welcome to The Propertic. These Terms and Conditions ("Terms") govern your access to and use of our website, services, and content (collectively, "Services"). By accessing or using our Services, you acknowledge that you have read, understood, and agree to be bound by these Terms.

1. Introduction to Our Services

The Propertic by Provest is a RERA-licensed real-estate brokerage (RERA #43950 · DED License 1380543). Our Services cover:

• Property sales advisory (ready market): licensed representation in the purchase or sale of ready residential and commercial units in Dubai's designated freehold zones.
• Off-plan property advisory: guidance on off-plan opportunities from RERA-registered developers, including project vetting, payment-plan structuring and Reservation / SPA execution.
• Mortgage application facilitation: coordination with licensed UAE banking partners on your behalf.
• Market data & educational content: statistics re-published from primary sources (DLD, Dubai Media Office, CBUAE) with full attribution. We do not conduct our own market research.

2. Our Role and Disclaimer

The Propertic by Provest acts as your RERA-licensed brokerage of record. For mortgage applications we coordinate on your behalf; the loan agreement itself is between you and the lending bank. All contracts, valuations, disbursements and disputes are governed by the relevant developer / bank / RERA regulations. The Propertic is not a lender and is not a party to your mortgage or SPA agreements.

You are encouraged to conduct your own due diligence on any developer, project, or bank product introduced by us, and to seek independent legal advice before signing.

3. Your Responsibilities

• Accuracy of Information, provide accurate, current, and complete information.
• Lawful Use, use the Services in full compliance with UAE laws.
• Independent Judgment, exercise your own judgment with any developer or bank we introduce.
• Due Diligence, verify all property details, developer reputation, unit specifications and service contracts before committing.
• Financial Planning, ensure you can afford the investment including DLD 4% transfer, agency fee, mortgage down-payment and service charges.
• Non-Reliance, acknowledge that our published market figures are re-published from primary sources; we do not guarantee investment performance.

4. Limitation of Liability

To the maximum extent permitted by law, The Propertic, its affiliates, directors, employees and agents shall not be liable for any direct, indirect, incidental, special, consequential or punitive damages resulting from your access to or use of the Services, the conduct of any third party encountered through the Services, or any errors or omissions in information provided by developers or banks.

5. Intellectual Property

All intellectual property rights in the Services are owned by The Propertic or its licensors. You agree not to reproduce, distribute or create derivative works without our prior written consent.

6. Privacy Policy

Your use of our Services is also governed by our Privacy Policy.

7. Termination

We reserve the right to terminate or suspend your access to our Services immediately, without prior notice, for any breach of these Terms.

8. Governing Law

These Terms are governed by the laws of the Emirate of Dubai and the Federal laws of the UAE. Any dispute shall be referred to the courts of the Emirate of Dubai for final resolution.

9. Changes to These Terms

We reserve the right to modify these Terms at any time. Material revisions will be posted with at least 30 days' notice.
